Who Wants To Buy Your Home?
Millennials and Empty Nesters, that's who!

We are generalizing but it does ring true. Most families with school aged children want to get positioned in their new home during the summer for minimal disruption during the start of the school year. 

All categories of buyers flood the market in the spring and summer. We find that older clients want to transition into a condo or low maintenance living situation prior to snow & ice events. Singles, Millenials and Empty-Nesters don't have those concerns and are willing to look until they find what they like.

Our Primary Areas of Focus For Millennial Buyers:
+ If parents are involved, we pay attention to comments and cues from both generations.
+ Promote smart house features (Ring doorbells, app driven controls for thermostat, door locks, lighting etc).
+ Show energy efficient components and how they help control utility costs.

Our Primary Areas of Focus For Empty Nester Buyers:
+ Show nearby conveniences such as restaurants, stores- support their desire to walk to places nearby.
+ Tout multi purpose rooms (such as a den/office that could be an overnight guest room). 
+ Show mechanical updates and ease of maintenance.
As a side note: Due to fewer fall/winter the sales price will go down, on average, $2,500 ( relative to selling in July. On average, Parker & Klein Real Estate obtains  appx. 1% more in sales a price than all of Greater Louisville Association of Realtors combined. Our skills in market positioning and negotiation help our clients mitigate the impact of selling in the winter so please contact us if you need to move in the next few months.
