Is the market starting to cool off?
 
It depends on where you live and your home value:

Price Point Driven-The data suggests that the lower end of the market is sluggish while the rest of the price points are not off by a huge margin. When we speak with our colleagues their impression is that the 450K-800K market is slower- unless you live in Sutherland, Innisbrook or Norton Commons. The individual sales may not be off by much but the concentration of location puts a twist on selling a slightly older, more traditional home.
Advice:
1. Buyers tend to find open floor plans appealing. If you are able to open your kitchen to the family room it would be an upgrade to consider. If you have a more traditional floor plan you can help minimize this with quality staging and color changes.
2. Be patient. We are so conditioned for homes to sell within a few hours or days. Its OK that it takes a month or two. Don't panic! If your home is priced well it will draw an offer.

Generally Speaking- Number of sold homes is down this year by almost 1% but sales prices are up by about 6.2% in Jefferson County.

This market is opening around February 2019 and we are really excited!. Safai, the owner and visionary,  hails from Seattle and wants to bring an open air market to Louisville, similar to Pike Street Market in Seattle.
Insider Louisville just reported that the shipping containers at the ReSurface installation on Liberty street will move to Logan Street Market and become a 2nd floor AirBnB opportunity. That might be worth booking a room just for the experience!
Keep watching this project and support it when it opens. Louisville needs a fresh food option in this area and this sounds like a vibrant entertainment option as well.
