Andrew White
Andrew White is a local San Antonio real estate investor who is in the thick of developing a full-time short term rental investing business, his 3rd major career change in 15 years. With a GED as his last formal degree (completed atleast), he spent a decade as a professional musician, playing in the Texas Country Music scene as well as spending many years performing for Carnival Cruise Lines.  He met his wife out at sea and settled down in San Antonio, transitioning into an unlikely career with an oil and gas company in a project-management tangent field known as Project Controls.  After 9 years in that industry, a family tragedy made him realize that he needed to make some major changes if he was to live the life that he dreamed of. 

In late 2020 he started educating himself about real estate investing and after trying a few models out he fell in love with short term rentals.  He and his wife now own 5 investment properties, 4 of which are short term rentals.  He has also started a Short Term Rental property management company, Mouse House Rentals, focused on providing top-tier vacation rental management for investors that aren’t interested in handling the more active nature of these properties.  We have 4 additional properties under management for clients and are actively scaling.

What inspired you to become interested in real estate investing?

Our inspiration came from the idea of being able to achieve financial freedom. While Lisette and I were dating we would talk about how amazing it would be to be able to travel at any given moment. We loved spending time together and would dream and talk about the places we would go if we had the time and money. With that, we jumped right in and started doing research and listening to podcasts. I had a rental for about 5-6 years but looking back, I did exactly what an investor should not do. When I sold that property, even in the worst case scenario (an extended family member TRASHED the home), I still made a small profit. That got me thinking and I talked to Lisette about the idea of investing in real estate. As fate would have it, around that time while in a class with one of my best friends, Brad Garza, he told me he was interested in Real Estate Investing. From that point on, Brad and us would share ideas, content, podcasts and books with each other. The combination of financial freedom, traveling when and wherever we want and our close friend have inspired us to continue to push ourselves.


Tell us about one of your favorite real estate transactions.

A family member came to us with the opportunity to purchase a home for $100k. He initially wanted to partner up and do a flip, his first step in real estate investing, and a year into our RE journey. Unfortunately, with the amount of rehab needed, the numbers just didn't work. This was such a great opportunity though, as the sellers didn't really want to list the property! Jacob woke me up at 2 am one night and said, I think I could wholesale this property.
We spoke to the sellers and first gave a contractor the opportunity and he accepted. This was a huge learning experience, but also evidence of what can be done when you think outside of your comfort zone. 

Do you have any real estate mantras, rules, or words of wisdom you try to follow in your investing?

Do not compare your Chapter 1 with someones Chapter 20, they all started at Chapter 1.

What do you like to do during your "off" time?

We enjoy spending time as a family with our 16 month old hiking, visiting different parks around the city, traveling and camping. Live music, a show at the Majestic or a sports game is always a fun date for us.

What else would you like your fellow meetup members to know about you?

We have been incredibly inspired by this group of investors! We are excited for the future and would love to share information, contacts, and strategies with anyone who is interested.

Solve for Happy: Engineer Your Path to Joy by Mo Gawdat.  As the former Chief Business Officer of Google X Mo Gawdat has spent years thinking of 'big' ideas that literally could have the capacity to 10 X things in the world. After a personal tragedy of unexpectedly losing his son, he began to examine the idea of happiness. His premise is happiness is a choice. I'm a sucker for mindset so decided to try the audiobook and while interesting, I have to admit I far more enjoyed his interview on the Live Better Live More podcast. 2.5 out of 5 cheers! 
The High 5 Habit by Mel Robbins.  If you need an easy to read pick-me-up book that cheerleads YOU, this is your book. As someone who personally isn't very touchy-feely (!), I just couldn't relate to giving myself a high five each day. However, after reading the book I recognized a high five does have power and found it quite beneficial to parenting! For example after Henry's water polo game, my high-five recognizes a job well done (without using words) while preemptively keeping my mouth closed in case I was tempted to add any constructive feedback! :) 3 out of 5 cheers!
