Profile of a BREW Investor:
Javier & Tiffany Balderas

What inspired you to become interested in real estate investing?

We both worked in the corporate world for Oil and Gas and traveled a lot. To pass the time we started listening to audiobooks and a friend recommended Rich Dad Poor Dad to us. After that we were hooked and started looking for ways to invest in more than just single family homes. We wanted to become financially free and not depend on a 401k to retire at 65. Fast forward a few years  we have now had the opportunity to invest passively on flips and multifamily and partner up to co-found The Container Retreat and do our first development from a personal side vs corporate side. Javier has since obtained his Real Estate Inspector license and Tiffany her Realtor license and we hope to continue to scale more in the future.

Tell us about one of your favorite real estate transactions

Our favorite transaction so far would have to be the recent flip we did on land. Who knew you could do a flip on land in under a year?! We definitely recommend this vs a home as its much less hassle. We had intentions of further developing this property until an offer we couldn't refuse came out of nowhere. We did have to put some time and effort into cleaning it up and removing the junk, tax liens, etc to get a clean property and title to the next buyer, but definitely one of our favorite flips thus far.

Do you have any real estate mantras, rules, or words of wisdom you try to follow in your investing?

If it was easy, everyone would do it!

Please share a favorite business or real estate-related resource.

Overall favorite book: Rich Dad, Poor Dad
Podcast: BiggerPockets
Website: Tiffany gets hooked on ShiftTalk and Rod Klief Facebook pages, those are her slight addictions right now

What do you like to do during your "off" time?

We love to travel, fish and hunt around the world.  We got married in Belize.  Javier took Tiffany on their first date to Ireland as a wedding date!  Our children's activities keep us busy now with our oldest in the Navy, middle one in cross country and track and youngest in golf.

What else would you like your fellow meetup members to know about you?

We are far from knowing or looking like we know what we are doing. We are learning everyday and try to transfer our corporate experience with real estate and construction into personal experiences. Javier by far is not shy and can make friends anywhere and Tiffany is excellent with numbers and contracts. With that said, we use the contacts we know to share information so others can benefit in opportunities we come across in hopes of building partnerships and relationships for future transactions.

What is the best way for someone to get in contact with you?

Javier - 832.693.5394  for Home Inspections
Tiffany - jtbproperties714@gmail.com for Investments or Real Estate Transactions

Other thoughts?!
We love the Boerne BREW meetup! It has been great to hear everyone's stories and how they all got started. Looking forward to future meetings and future opportunities!

LEARN:

Books read in September
"The Psychology of Human Misjudgement" delivered by Charlie Munger This speech was originally delivered in 1995 at Harvard University. Charlie Munger is known for being Warren Buffett's "right-hand man" at Berkshire Hathaway. This speech provides insight on why humans behave the way they do. It's a fascinating read, but I must admit I read it in small portions so I could let the weighty information absorb! If you enjoyed the book Influence, by Cialdini, you will enjoy the speech! 4 out of 5 stars!
The Ruthless Elimination of Hurry by John Mark Comer OK so I'm only 1/4 of the way into this book, but WOW does it hit home quickly! : ) Hard-hitting ideas on the concept of "business" packaged as an enjoyable read with an easy flow of cadence. So far it has been a very impactful book. While I haven't finished it yet, I think it has the potential to make it into my top 10 best books ever list . . . stay tuned! Note to readers: this book is from a spiritual Christian perspective. 5 out of 5 Cheers!
