Happy August Everyone!

As the summer zips by us, so goes the real estate market in Ottawa.  The new, and more onerous mortgage rules and the higher interest rates haven’t seemed to make up for the lack of available listings, so it’s still a strong market for sellers both freehold and condos.  

On top of the light rail starting later this year, and limits on height restrictions for condos being tossed aside, it makes for a very interesting marketplace. 

What will Ottawa look like just a few years from now?  Very likely quite different, especially in the Lebreton Flats/Preston/Dow’s Lake area and by each of the new light rail hubs where the skylines will reach new heights and take some of the focus away from Centretown.  Exciting times for sure!

The Strong Ottawa Market Continues

Condo resale numbers remained strong in July, and  average prices are better than July last year.  

Freehold properties are showing very strong increases in average prices, both July-to-July and year-over-year.  The number of sales is also up, but only moderately, and this is likely a reflection of less properties being available to buy.

CMHC moves to make it easier for self-employed to get a mortgage

CMHC said self-employed people make up about 15 per cent of Canada's population, but they may have difficulty qualifying for a mortgage because their incomes may vary or be less predictable.

Changes unveiled in July by the federal mortgage insurance agency are aimed at giving lenders more guidance and flexibility when it comes to self-employed borrowers.

"Genworth and Canada Guaranty have long allowed more liberal proof of income," such as more flexible documentation requirements, RateSpy said in an online post. 

"But, unlike the recently announced CMHC changes, these insurers require the borrower to have been in business for at least two years, in order to benefit from this flexibility."  [They will likely adjust to the CMHC changes too.]  ...read more at CBC...

Robot Spider?  iPhone Protection!

German design student Philip Frenzel has designed an iPhone case that springs open to stop your device from smashing when you drop it.

The ADcase — the AD stands for active dampening — hides four spring-loaded legs that only pop out once the phone case is in free fall.

They curve outward in either direction from the four corners of the device, creating a 30-millimetre buffer between the phone and the ground.
