Tips on Preparing Your Home for the Market

Our Guest Writer this week is Jennifer Oldham.  Jennifer is a long-time resident of Murphy Creek and is an experienced real estate agent.  She is providing us this week with tips that could be very useful if you are selling your home.

“With the recent uptick in home prices in Murphy Creek, you might be considering putting your home on the market. Sellers frequently ask me what are the best ways to improve the market value of their homes. This is a checklist that I share with sellers who might need to step back and take a look at their homes through a buyer’s eyes.

  • Check the visibility of your house numbers; repaint or polish if necessary
  • Create an inviting walkway by adding color with annuals and a new doormat to brighten your home and welcome buyers
  • Appeal to a buyer’s sense of smell by opening windows every day (if appropriate) to let in fresh air, lighting candles, or baking cookies or bread.
  • Sharpen the look of your rooms by paying attention to detail—polish knobs and handles and replace lights in bathrooms and kitchen as necessary
  • Create a focal point in your entryway by adding a picture, lamp or plant
  • Remove furniture to make rooms appear larger and allow for a clear traffic pattern
  • Unify the accent pieces and details in your home—replace old lampshades, bedspreads and bath towels and coordinate matching area rugs, pillows and candles throughout all rooms
  • Try to make a child’s room minimally personal and make sure it is safe.
  • Test your doorbell to be certain it is in good working order
  • Hang all pictures on the low side (about 6” above the top of the sofa) and hang mirrors across from windows that get a lot of light or have a view
  • Place plants and fresh flowers in rooms to add freshness. Yellow flowers are particularly appealing to buyers.
  • Use big, bright or bold accessories to draw attention to important areas of the room”

According to Jennifer, you want to make your home sparkle in the eyes of the buyer!  Thanks to Jennifer (who can be emailed here) for being this week’s Guest Writer and for taking her time to share this useful information with us!

Complimentary Feedback!

MCGC Neighbors recently received a very nice compliment concerning our weekly News Blast.  A former resident of Murphy Creek was unsubscribing and gave as his reason:  "I moved from the community two years ago and am finally cutting the cord.  Your newsletter has matured and your members and the community should be proud of your community effort. Good luck in the future.”

“Community effort” is a focus of our group.  For the past 3+ years, we have been providing information on important issues that could impact Murphy Creek, and on fun, social events taking place in the community.  We thought you might enjoy looking back at a sampling of our News Blasts. (see the links below)   And we hope you will become a part of our “community effort” by joining MCGC Neighbors.  You can become more involved with our activities, and you can take advantage of the benefits provided by our membership partners.

Zoning Code Update

Help Aurora Update the Zoning Code

Our city's Zoning Code sets the guidelines for land usage in Aurora.  The current code is over 50 years old and has been updated on a patchwork basis causing it to be complex, inconsistent and difficult to administer.  It needs to be updated, and the city is launching a project to do just that!

The first step is completing a Needs Assessment which is organized around:  create a more user-friendly code; update zoning districts and permitted land uses; improve the development standards; and modernize the development review procedures.  The city is encouraging us to stay involved with this process by first reviewing the Needs Assessment, located here.

And, ongoing, check the web page for updates, sign up to receive email updates, attend regular meetings and hearing related to the new code, review and provide feedback on written material, and talk about this process with your family, friends, and neighbors.

MCGC Neighbors is actively participating in this important project.  We hope you will, too.  As steps are taken, we will be providing you with updates on progress and opportunities to provide your ideas and input.

Development Applications

Drilling On Hold

Due to the drop in the price of oil, drilling at some of the proposed nearby well sites has been put on hold temporarily.

Unfortunately, flaring is still going strong at the existing well sites east on Jewell.  Take a look, especially at night, and you may be quite surprised by what you see.

You may want to attend the free film event, "Groundswell Rising", on Saturday, January 24, from 10:30AM-12:30PM, at the Aurora Central Library.

Sponsored by What the Frack?! Arapahoe, this event will provide an update on local fracking activities and issues.  Please email Randee Webb or call 720-291-5132 for more information or to RSVP.
