Reserves: An Overview for Community Associations

posted by Robert L. Kaye, Esq., Kaye Bender Rembaum, August 11, 2014

The topic of “reserves” in community associations is one which can be confusing. Chapters 718 (governing condominiums), 719 (governing cooperatives) and 720 (governing homeowners associations) of Florida Statutes each contain provisions regarding reserves. However, while similar in some respects, the statute for homeowners associations, in particular have significant differences. Read more

Identifying Insurance Options: One Size Does Not Fit All!

posted by Anne Childers, The South Florida Cooperator, August 2014

You can’t underestimate the value of insurance. In a simple analogy, operating a business—or the day-to-day business of a co-op or condo—without adequate insurance coverage is a lot like skydiving without a parachute. Needless to say, it’s a risky proposition. Read more

posted by Dan Tiernan, COO, Campbell Property Management, August 20, 2014
When a condo in Broward County reaches its 40 year birthday, it needs a 40 year inspection, which amounts to an “extensive physical exam.” The goal is to ensure that the building is safe. Accordingly, the two areas that must be examined are: structural and electrical. Read more

September Tips

Keith's Corner: Look out for pests and weeds!
In most parts of the country, September is the beginning of fall. But, in South Florida it is just another month of summer with continued heat. September in South Florida is a good time to monitor your yard for insect damage, such as chinch bugs. It is also the best month to seed your lawn with quality grass seed. Another good idea this month is to look under your plants for increased weed growth thanks to the rainy season. You may also need to add mulch once the rain stops.

As always, remember to install your sod green side up!
